Fixed rate home loans lock in an interest rate for 1–3 years, giving certainty on monthly payments. SORA-linked (floating) loans track the Singapore Overnight Rate Average — currently around 1.02% (3M Compounded SORA) — plus a bank spread. SORA packages often start lower but can rise. TDSR (Total Debt Servicing Ratio) is a MAS rule that limits total monthly debt repayments (including the new mortgage, stress-tested at 4% p.a.) to 55% of gross income. For HDB flats, MSR (Mortgage Servicing Ratio) further limits the home loan portion to 30% of income. Our free Affordability Check calculates your exact position.
Credit card balances quietly cut your borrowing power. Under MAS rules, lenders treat 5% of your total outstanding card balances — or S$50 per card, whichever is higher — as a monthly debt obligation in your TDSR. A S$30,000 balance silently subtracts S$1,500/month of TDSR room, roughly S$300k of borrowing capacity at 30-year tenure.
