The terms governing your use of nexusmortgage.sg and any mortgage advisory engagement with Nexus Mortgage SG. Read alongside our Privacy Policy.

1. Acceptance of these terms

By accessing nexusmortgage.sg, requesting a Free Refinancing Report, contacting us via WhatsApp or email, or otherwise engaging Nexus Mortgage SG ("Nexus", "we", "us", "our"), you agree to these Terms of Use and our Privacy Policy. If you do not agree, please do not use the website or our services.

2. Scope of services

Nexus is an independent mortgage brokerage operating in Singapore. Our services include:

  • Comparing residential home loan packages across our partner banks (currently 16 banks).
  • Producing written advisory documents (e.g., the Free Refinancing Report) on request.
  • Submitting your loan application to the bank you select, with your consent.
  • Coordinating with bank representatives, valuers, and conveyancing lawyers as required.
  • Post-disbursement check-ins around lock-in expiry, where you have opted in.

We do not act as a lender. Loan approval, disbursement, and final terms are issued solely by the bank you select.

3. Fees & broker compensation

For residential clients in Singapore, our advisory service is offered at zero broker fee. Banks pay us a referral commission upon successful loan disbursement. The commission paid to us does not affect the rate or package available to you — bank packages are quoted directly by the bank.

Engagements outside the residential-mortgage scope (for example, certain commercial property, offshore property, or specialist structuring work) may be subject to a separate written fee arrangement, which will be agreed with you in advance.

4. Indicative rates & accuracy

Rates published on nexusmortgage.sg, including on the live rates page, are indicative. They are sourced from public bank rate sheets and our partner-bank communications, refreshed daily, and accurate to the best of our knowledge as at the date displayed. Rates are subject to:

  • Change without notice by the issuing bank.
  • Eligibility criteria (loan-to-value, minimum quantum, property type, applicant profile).
  • Bank credit assessment and final Letter of Offer terms.

Indicative rates do not constitute an offer of credit.

5. Advisory, not legal or tax counsel

Our advisory services relate to mortgage product selection and structuring. We are not legal, tax, or financial-planning professionals. Where appropriate we will refer you to a Singapore-qualified conveyancing lawyer, tax advisor, or financial planner. Decisions on additional buyer's stamp duty (ABSD), seller's stamp duty (SSD), decoupling, trust structures, or estate planning should be confirmed with an appropriately qualified professional before completion.

6. Client responsibilities

You agree that:

  • The information you provide is true and complete to the best of your knowledge.
  • You will inform us of material changes (income, debts, marital status, residency, planned property purchases) during an active engagement.
  • You will read each Letter of Offer carefully and only sign it if you are comfortable with its terms.
  • The final decision to accept any loan package is yours.

7. Third-party banks & service providers

Nexus is independent and not owned by, or formally affiliated with, any property portal, bank, or financial-services group. Our partner banks set their own credit policies, rates, and approval timelines. We are not responsible for delays, declines, or terms imposed by a partner bank, valuer, or law firm. Where we recommend external service providers (lawyers, valuers), the recommendation is based on our experience working with them; you remain free to appoint your own.

8. Limitation of liability

To the maximum extent permitted by Singapore law, Nexus's aggregate liability arising from the use of this website or our services is limited to the broker commission we received in respect of your specific transaction. We are not liable for indirect, consequential, incidental, or punitive losses (including loss of profit, missed rate movements, or property-purchase delays) arising from reliance on indicative rates, calculator outputs, written reports, or general advisory content. Nothing in these terms excludes or limits liability that cannot lawfully be excluded.

9. Intellectual property

All content on nexusmortgage.sg — including text, images, logos, calculators, the Free Refinancing Report template, schemas, and code — is owned by or licensed to Nexus Mortgage SG. You may view, share links, and quote brief excerpts with attribution. Bulk republishing, scraping, automated extraction, or use of our content to train machine-learning models without prior written consent is not permitted.

10. Calculators & reports

The mortgage calculator, affordability check, refinance calculator, equity-loan tool, and Free Refinancing Report are provided for general informational use. They use simplified assumptions and may not capture every aspect of your case. Outputs are illustrative only and should not be relied on as the basis for a final financial decision. Always confirm figures with us or with the bank's Letter of Offer before signing.

Our website may link to external sites — banks, regulatory bodies, news outlets, partner platforms. Nexus does not control and is not responsible for the content, accuracy, or privacy practices of those sites. External links are provided for convenience only.

12. Governing law

These Terms of Use are governed by and construed in accordance with the laws of the Republic of Singapore. Any dispute arising out of or in connection with these terms shall be subject to the exclusive jurisdiction of the Singapore courts.
